Waterproofing Solutions
Nixon installs the membranes, barriers, and flashings that keep Vancouver rain out of the wall — self-adhered and fluid-applied weather barriers, deck and balcony waterproofing, and through-wall flashing integrated with the cladding and openings.
Waterproofing in Vancouver is the difference between a wall that lasts decades and one that rots. Our climate pushes rain into every joint and penetration, so the weather-resistive barrier, the flashing, and the deck membranes all have to be continuous and lapped correctly. Nixon installs these systems as part of the building envelope, integrated with the cladding and the windows.
Waterproofing Systems We Install

Built for the Wet Coast
Continuous Drainage Plane
Water always finds the path of least resistance. We build a continuous, lapped barrier so any moisture that gets behind the cladding drains back out, not into the structure.
Detailed at the Weak Points
Leaks start at openings, decks, and penetrations. We focus on these transitions with sill pans, end dams, and counter-flashing done to spec.
Integrated with Cladding
Because Nixon installs the barrier, the rainscreen, and the cladding, the waterproofing is never compromised by a follow-on trade.
Waterproofing FAQ
What causes water leaks in Vancouver buildings?
Most leaks come from discontinuous barriers and poor flashing at windows, decks, and penetrations — not the cladding itself. Wind-driven rain gets behind the finish and, without a proper drainage plane, soaks the sheathing and framing.
Can you waterproof an existing deck or balcony?
Yes. We install traffic-bearing membranes with proper slope-to-drain and wall transitions. We assess the substrate first and repair any rot before applying the new membrane.
Do you fix leaks around windows?
Yes — and because Nixon installs windows too, we can correct the flashing and barrier integration that usually causes window leaks, rather than just sealing over the symptom.
Is waterproofing part of a re-clad?
Always. A re-clad is the right time to install a fresh, continuous weather barrier and flashing before the new rainscreen and cladding go on.
